These are all good tips; I often suggest sellers have their home inspected prior to listing. Sometimes if you have to spend significant dollars on an inspection item, you will know that you need to negotiate tighter on the sale price. There is nothing worse than finding out after the sale price is negotiated that you have a huge inspection item the seller must fix to get to the closing table.
