Low home prices and mortgage rates are making it an ideal time to buy a home in Central Ohio
The home buyer tax credit may have expired but it is still a great time to buy Central Ohio real estate. There has been so much talk about historically low mortgage rates over the past couple of years, and this week they have hit 30 year lows again. A 30-year fixed rate mortgage for a qualified borrower is averaging out at 4.5%. At the moment, affordability is at a high when it comes to Central Ohio real estate. The low mortgage rates combined with decreased home values are making the long range cost of owning a Central Ohio home much less than at the height of the market.
While the home buyer tax credit fueled Central Ohio real estate sales for the first quarter of 2010, its expiration does not mean gloom and doom. I was part of The Raines Group until moving to Lincoln, Nebraska in January 2006. We had record months in March and April due to the home buyer tax credits. Yes that incentive is gone, but I find it incredible that 5 year ARM rates are around 3.75%! Wow! And 30-year fixed rates are so low. It just doesn’t make sense not to buy now. Buyers today are in a super position.
