Can you believe we’re over halfway through January? If you’ve already dropped some of your 2020 resolutions, you’re not alone. Believe it or not, only 25% of people are still committed to their goals after the first 30 days of the year. When it comes to real estate, we have some selling resolutions you may want to consider—and they’re even easy to keep!
Be More Realistic
There’s nothing wrong with setting a lofty goal for yourself, but if your home has been sitting on the market, you may want to press pause. There are plenty of reasons why homes don’t sell—and it could be because you aren’t being realistic.
Take a step back and evaluate your listing. If your home has been on the market since 2019, what do you think is holding you back? If you’re not priced right, need to make repairs, or are working with the wrong agent, you may want to make a change. Believe it or not, a small shift in your thinking could get your home sold quicker than you’d expect.
Develop a Strategy
No matter what kind of goal you’re looking to tackle, developing a plan can help hold you accountable in the long run. If you’re getting ready to sell, sit down with your agent and discuss your short and long-term goals. It’s easy to say that you want to sell your house, but without a strategy, it may not happen.
Not sure where to start? Your agent can point you in the right direction. They’ll have plenty of tools to help you before, during, and after the sale, and can even do most of the hard work for you.
Tackle Lingering Repairs
Although your agent will be happy to market and sell your home, they can’t work their magic in a state of disrepair. Before you put your place on the market, it’s crucial that you first tackle any lingering repairs that could thwart buyers from making an offer.
Before you pick up that hammer, you may want to consider calling in a home inspector. They’ll provide a report of all repairs that may need to be made before you list, and you might be able to handle some of them yourself. However, it’s always best to leave bigger fixes to the pros.
Unless you have plenty of real estate experience under your belt, it can be hard to know how much your home is really worth. If you price too high, your home could sit on the market for months. However, pricing too low robs you of valuable equity that took years to build up.
Instead of choosing a list price yourself, it’s best to leave it to the professionals. The right agent will be an expert in your area, so they’ll know how much similar homes have sold for in your neighborhood. They might even offer a full home valuation, too!
