The past 4 years have done a number to the process of getting a home loan.

From the buyer’s perspective, the process should go something like this: you give your loan company your financial information, they package it and send it to the underwriter who approves it and sends it back to the loan company who ties up all of the loose ends and closes the loan.

Scott Miller, Mortgage Consultant for MetLife Home Loans gives insight into some of the current hoops one can expect to jump through in the process of getting a loan.

  • Dealing with the underwriter: today’s average loan gets kicked back to the underwriter 3.8 times.
  • Giving information you do not feel is pertinent to the process: for example you may be asked for the address of your credit bureau.
  • Writing letters to explain something within your file: i.e. credit, income, or deposits.
  • Not meeting the closing date: last year 26% of all real estate transactions did not meet their closing date.

In short, due to the in flux nature of securities like Fannie Mae one has to expect the unexpected.

Buying a house is a pretty big deal. Like being born, the end justifies the painful means.

With the news about the market environment brightening sellers days a bit it is fitting to step back and recognize, it’s still very much a buyer’s market.

With foreclosures and short sales as well as the economy still driving prices down, buyers have a big advantage.

Even so, its not like you’re buying a cup of coffee here. This is a big decision, here are a few pointers.

  • Be realistic: keep your offer in the 10% range of the listed price.
  • If you are looking to buy quickly and not compromise on features look to newer communities.
  • Do your homework: understand the market and the inventory that is out there.
  • Understand negotiations: what have other buyers been asking for/ receiving in the area.

Her Real Living’s Chris Pedon pointed out in a recent interview for Real Estate Revival “The seller needs to be flexible because it seems as if we are negotiating 3 or 4 times instead of one, it isn’t like the old days where you put it in contract and move toward closing.”

Across the Country sales were up 6.9% in April for real estate sales of existing homes.  Central Ohio real estate sales were not so high but many signs are pointing to a more positive future.  In Central Ohio more and more people are out looking at property and the increase in traffic is making real estate agents  equate this with a bright future for May and June sales in the region.  A recent article in the Columbus Dispatch noted that contracts are way up, “Board President Gary Parsons said 3,806 central Ohio homes are in contract now, more than the number of homes that entered into contract in May and June of last year combined.”  This is great news for Central Ohio Real Estate, anchoring the theory that many have that the market is bottoming out.  If the market has indeed hit its bottom then we can only go up from here, signaling a great time to get out an look for real estate in Central Ohio.

Hundred are expected to attend the Dublin Entrepreneurial Center for free business tips on Thursday, March 19th 2009! According to Dublin development director Dana McDaniel, 300 people have reserved a spot at the open house, where the DEC will showcase the services it offers to small businesses.

This is great news for Dublin Ohio and its growing economy and business base.

The DEC (Dublin Enterprise Center) located at 7003 Post Road is not a new facility, however what is going into the building! For instance, in the building is businesses such as TechColumbus, which can help startup businesses get off the ground as well as Columbus State Community College’s center for work force development, the Small Business Development Council, Platform Lab and Center for Innovative Food Technology.

The open house as they call it, will offer small businesses and entrepreneurs a look into the services available at the DEC for the greater Dublin community. So if you fit into one of these categories then get on board and attend the open day!

Central Ohio Community: Dublin, Ohio Expansion of Coffman Park

Dublin Ohio is home to one of the best known festivals seen in Central Ohio and the Columbus Metro area outside of the state fair. The Dublin Irish Festival is a party which pays homage to the city and its residents with Irish roots!

The park which hosts the annual event is Coffman Park, in Dublin. However in recent years the event has become so popular that it has become well known for its crowds! The City of Dublin has a solution! It has just negotiated the purchase of an additional 14 acres to expand the park, according to the city finance director, expansion has been in the pipeline for years.

During its meeting Feb. 17, city council approved the $3.8-million purchase of 13.9 acres that is bordered by Perimeter Drive, Commerce Parkway and Post Road.

This is exciting news for Dublin residents and Festival goers, however with tightened budgets the city doesn’t, in the short term plan much for the land. In the long run it has plans for a new pond, bicycle path and more.

This is certainly a story which will be watched with interest – in particular around the time of this years Irish Festival!
