The Raines Group Takes Time for Team Bonding

It’s obvious that The Raines Group isn’t like other real estate teams. Consisting of 16 agents and a support staff of 8, the team has brought together nearly $100 million in sales volume in 2011, approximately 276 transactions. This number is far more than the average realtor or team, especially in Ohio, and even outperforms their own number from last year, which earned them a coveted spot in the top 100 real estate teams in the country. And it just keeps getting better.

The team operates differently from other teams, in many ways. One of the things that sets them apart from other teams is their ability to focus and set clear goals for themselves. Last week, the team took a day to look at where they have been, where they are, and where they are going, both personally and as a professional team. They shared their goals on vision boards, had lunch, and broke into smaller teams for a fun, competitive exercise.

Dan Messer of Exceptional Home Services, LLC helped open up the kitchen and painted several rooms, while Linda Powell used her staging talents. The home generated a lot of interest on the market and sold!

With the news about the market environment brightening sellers days a bit it is fitting to step back and recognize, it’s still very much a buyer’s market.

With foreclosures and short sales as well as the economy still driving prices down, buyers have a big advantage.

Even so, its not like you’re buying a cup of coffee here. This is a big decision, here are a few pointers.

Be realistic: keep your offer in the 10% range of the listed price.
If you are looking to buy quickly and not compromise on features look to newer communities.
Do your homework: understand the market and the inventory that is out there.
Understand negotiations: what have other buyers been asking for/ receiving in the area.

Her Real Living’s Chris Pedon pointed out in a recent interview for Real Estate Revival “The seller needs to be flexible because it seems as if we are negotiating 3 or 4 times instead of one, it isn’t like the old days where you put it in contract and move toward closing.”

Good words of advice to the seller, and a heads up to potential buyers.

Maybe you’ve seen QR codes in magazines, in coupon books, or on mail pieces. The letters QR stand for “quick response” and these codes lead consumers immediately to relevant information. The two-dimensional matrix bar codes are similar to the bar codes used by retailers, but are more sophisticated as they can hold thousands of alphanumeric characters of information. With an iPhone, Android, or Smartphone, these codes can be scanned and may connect consumers to websites with pertinent information, activate various phone functions, or link to digital content such as menus or current sales.

The Raines Group is now using these codes on brochures and marketing pieces. “It’s all about being more mobile and accessible to the buyer, and marketing our sellers’ homes in the best, most efficient way possible,” notes Sandy Raines, CEO of The Raines Group. Raines attended a Cyberstars conference in Phoenix last month where top agents across the United States gathered to share the latest and greatest technologies – QR codes was among the topics discussed.

The sales volume in New Albany Ohio real estate has increased. According to real estate website Trulia.com, the number of real estate sales in New Albany Ohio is up for the three week period from February 17 through March 10, compared with the same time period a year ago. The sales volume is 25% greater than in 2009.

It is an ideal buyer’s market when it come to New Albany real estate. Home values are down, the home buyer tax credit is still available, and mortgage rates are hovering in the 5% range. For those thinking about buying a first home in New Albany, the timing could not be better. New Albany Ohio is going to change its status from village to city in 2010

The village of New Albany Ohio is about to become a city. While the name “village” has wonderful, quaint connotations, the word “city” claims efficiency, self-sufficiency, and independence. New Albany will officially be a city after the census is completed. A city must have 5,000 residents; New Albany has an estimated 7,000 residents.

Becoming a city means that New Albany will be in charge of its roads, among other things. While being called a city may make New Albany seem bigger, it is still the same wonderful Central Ohio community that it always has been.

Federal funding is helping trails in New Albany Ohio

Stimulus dollars are helping a greenway in New Albany, Ohio get started. The project has received just under a million dollars of federal funding to help create a path that will connect New Albany to paths in both Jeffersonville and Clarksville. Communities benefit greatly from paths and trails, providing recreation as well as a way to get from point A to point B without having to be in a car. While the money received so far isn’t enough to complete the project, it offers a great start. The path will help connect the community to the river-front as well.

New Albany, Ohio is a wonderful community in Central Ohio made up of different neighborhoods, offering excellent recreation, schools and lifestyles for those who want to live outside of the city of Columbus.
