According to recent real estate reports on Trulia.com, real estate in New Albany, Ohio appears to be on the upswing. The average price per square foot has increased 2.4% compared with a year ago, positive news considering the current economic climate. The number of home sales also increased a remarkable 50%.

Central Ohio real estate is improving despite little dips in data here and there

Central Ohio real estate has taken a dip in sales price and volume, however, this is a small bump in the road of the real estate recovery.

According to a recent article in the Columbus Dispatch, “in Central Ohio, the average sales price fell 4 percent to $168,873. Statewide, the average price dropped 9 percent to $128,440.” The article points out that homes are staying on the market for a shorter length of time than a year ago, and the inventory of homes on the market has been steadily decreasing.

The article also notes that the first time home buyer tax credit should increase Central Ohio real estate sales in the coming months. “Central Ohio agents say they expect sales to rise in September and October as first-time buyers seek to close on a home by Nov. 30 to claim a federal tax credit.”

Real estate in Central Ohio and across the country will have its ups and downs on the way to recovery but the overall picture is improving.

A new photography studio is also opening because the photographer, Jeanne Arkfeld, is so busy she needs the space. Westerville is hanging in in tough times and is a good example that the grass is greener in some areas.

Aetna Adds New Jobs in New Albany Ohio

Good news for New Albany Ohio, Aetna is adding jobs. In an economy where the opposite is in fact true in so many parts of the country the addition of 215 jobs to Aetna’s call center in New Albany is great news. The company received a $2 million tax credit from the Ohio Tax Credit Authority to ensure that it remains in operation, keeping its 1,300 employees employed. The call center has agreed to remain in tact for another 14 years, quite a commitment to job security for its employees.

New Albany, Central Ohio Community: Village of New Albany Could Gain 245 New Jobs

Despite doom and gloom in the national press about the economy, here in Central Ohio there is still job growth, a stable housing market and people/businesses looking to move to the area!

Announced this week, New Albany is hoping to gain 245 jobs through an income-tax incentive agreement with a company in the village’s business park.

This is after the decisions made at the council meeting on Tuesday where they approved a 2-percent abatement that would return 15 percent of the abated money to the business if the jobs were created. The incentive itself would kick in after an existing property-tax incentive expires in three years. The company concerned cannot be named at present as they are currently in the process of an abatement at state level.

The company which this effects rents a building in the business park and has extra space to expand. The company is hoping to move the 245 jobs, which have an average yearly salary of $65,000 from another location in Hartford, Connecticut.

This is definitely exciting news for New Albany and it shows that the business park is really on the grow!

New Albany Real Estate, Development & Community: Village Council Seeks $10 Million in Stimulus Funds

New Albany Village Council has been petitioning to the federal government to get a slice of the 2009 American Recovery and Reinvestment Act stimulus funds.

At present the village has applied for around $10 million in funds to assist many different projects the village is undertaking. For instance $6 million could go to putting in infrastructure in the nearly 870 acres of the village that lies in the Licking Heights Local School District in Licking County. This project alone is expected to create 800 jobs. The rest of the potential funds could go towards other projects like resurfacing roads and connecting the leisure-trail system to the village’s northern subdivisions. Currently the village of New Albany has 24 miles of well connected walking trails and the aim is to connect all sections of the community to create a way for residents to easily walk to the village center.

Even if the village’s request for some of the funds is rejected other state and local entities which the village is connected to or falls under their jurisdiction could mean that some projects inadvertently benefit from the money.

This is definitely exciting times for the village and the surrounding area – even in Gahanna, the city plans to apply for 22 projects totaling about $59-million.

Central Ohio Real Estate: Senior Apartment Complex Proposed in Canal Winchester

Canal Winchester is a great community which combines the rural feeling of small town America while being just moments from the hustle and bustle of Columbus!

It makes the community and ideal place for a senior apartment complex. Local builders want to construct a 40-unit development in downtown Canal Winchester.

The proposed 40-unit development would be built on the roughly 2.4-acre lot where for the past two years the lot has served as the village’s community gardens.

The proposal calls for a two-story, Italianate townhome development constructed from brick and siding that, in design, would attempt to mirror the historic character of the neighborhood. Construction, it is said, could begin in 2010.

The proposals are in their early stages, however the complex would be designed to only accommodate those tenants age 55 and older, and only those making at or below the median Franklin County income. Also, it will not be an assisted living facility, no nurses will be on staff, it is simply an apartment complex in a convenient location which is income and age restricted.
